THE ENTREPRENEURIAL IDEA
 

The business idea consists in the creation of the first group of ‘Glamping Resorts’ and ‘Glamping Boutiques’ in Europe, a reality that is able to meet the demands of new customers in the open-air tourism sector, who are looking for a product that is increasingly closer to that of 4/5-star resorts. The creator of this project is Loek van de Loo. Born in Arnhem (Netherlands) in 1960, he is a Dutch entrepreneur who has been active in open-air tourism in Italy and the rest of Europe for over 30 years. His entrepreneurial journey began in 1984 when Loek founded a tour operator, Vacanceselect, specialising in the promotion of Garda facilities in the Dutch market. Strengthened by the direct sales channel, Loek founded the camping village Weekend on Lake Garda, a structure that over the years has developed into one of the most innovative glamping resorts in Italy. The tour operator Vacanceselect, a pioneer in direct sales, grew exponentially during the years of Internet growth, exploiting not only its product knowledge but also its position as an innovator in E-commerce (the first bookable travel site in Europe). In 2009, Loek and Vacanceselect inaugurated a new concept: Glamping. In 2018, the van de Loo family decided to sell the tour operator Vacanceselect to the Vacalians group, investing in the development of their own glamping resorts and boutique glamping in Italy. Thus was born the Vacanze col Cuore group, currently active on Lake Garda, Lake Idro, Tuscany, Umbria and the Netherlands.
 
Loek was nominated for his entrepreneurial skills as one of the best entrepreneurs of the year in the Netherlands; in 2020, he was also inducted into the ADAC Hall of Fame for his important contribution and fair competition to the European open-air sector.
 

WHAT IS GLAMPING?
 

The focal point of our activities has always been our customers, recognising them as our greatest asset; over the years, it has been our guests who have defined what would be the new trends and innovations in the sector. Our mission, therefore, has been to listen to them and to create with them our philosophy, the one that over the years has led us to the Glamping concept.

Glamping is a neologism created by combining the words GLAMOUR and CAMPING. This concept describes a style of camping based on the amenities and services derived from high-end resorts, which are difficult to find on classic campsites. Glamping has become popular with tourists seeking the luxury typical of hotel facilities, but associating it with direct contact with nature and activities closer to camping life. When experiencing Glamping, there are no tents to pitch, no sleeping bags to unroll, and no long walks to reach the facilities. Whichever type of facility you stay in, in fact, you always have the possibility of living in the open air and in contact with nature, without sacrificing luxury.
Until a few years ago, the word Glamping did not even exist. This term, in fact, was only officially invented in 2006. Since then, numerous facilities around the world have been developing this philosophy, taking inspiration from the safari resort camps in Africa and North America, also generating a lot of curiosity on online search engines.

Eike Wenzel, head of the Institute for Trend and Future Research (ITZ) in Heidelberg, has been studying the development of Glamping for years and has come to the conclusion that there are more and more people oriented towards an unusual, special and, of course, luxury holiday. His studies point to young families as a very important target group, so much so that parents between the ages of 35 and 50 often prefer a lifestyle centred on health and sustainability; they also tend to favour experiences in the countryside, focusing on simplicity and nature, but without sacrificing luxury. ‘The idea of freedom and adventure, closeness to nature, in combination with luxurious camping offers will prevail,’ says Wenzel: ‘Glamping is the tourism trend of 2020’. His assessments are based on data provided by the company Vacanceselect, as reported in his research. In 2014, in cooperation with the Hamburg office of the aforementioned company, he noted a 300 % increase in the number of Glamping overnight stays that Germans booked with Vacanceselect, reaching 80,000 presences. Professor Wenzel argues that Italy, France, Spain and Croatia are the most popular European countries for luxury camping, benefiting from the natural and atmospheric advantage of their milder, temperate climate.

In order to pursue our Glamping philosophy, we could summarise all the improvements and innovations we would like to make as follows: the development of a campsite that is as car-free as possible, with the creation of a parking area separate from the pitches, so as to guarantee more safety for pedestrians and children, but also greater tranquillity; the design of new areas, which can be defined as small villages, with accommodation that can provide the best possible services, similar to those of a luxury resort; ample space for each individual customer, even in the face of a possible decrease in the number of accommodations, in order to favour privacy and tranquillity; the enhancement of all those services that can make the stay more pleasant, such as, for example, housekeeping, room service, laundry and the development of recreational areas equipped for children.
 

THE GROUP'S HISTORICAL FACILITIES
 

The campsites
 
The Camping al Weekend SRL, founded in 1987 in San Felice del Benaco, in the province of Brescia, represents the progenitor having gone through all the stages of development of the camping and tourism philosophy on Lake Garda. Thanks to continuous investments, it has always been in the vanguard, attentive to innovations and customer requests. Over the years, the structure has evolved to its current size as a camping village with several swimming pools, animation for children, a restaurant with a terrace overlooking the Gulf of Salò, a market and any other service that is useful for providing the best possible customer experience.

The Weekend campsite covers an area of 4.5 hectares and can accommodate 920 people. In 2017, due to some renovation and modernisation work, the accommodation capacity dropped by 80 persons to 920 compared to 1000 in previous years. These works were carried out following the Glamping philosophy in order to provide a unique experience for customers and, at the same time, generating an increase in revenue: from 24 pitches to 9, which were built with luxury facilities that guarantee a higher turnover than the previous design.

In 2012, alongside the Weekend Glamping Resort, is Orlando in Chianti Glamping Resort. The facility is located in the Tuscan hills, within the Cavriglia Nature Park, and is a destination in rapid development following the numerous investments made. In addition to enhancing its services, with the creation of 2 swimming pools, a lagoon with slide, a restaurant, market, animation and organisation of excursions, there was a strong desire to emphasise the GLAMPING concept.
 
Orlando in Chianti Glamping Resort covers an area of 10 hectares and can accommodate 1,000 people. This strategy, aimed at providing each individual customer with more space than traditional campsites, is one of the focal points of Glamping: the latter, aided by modern and luxurious facilities, has in fact favoured the achievement of very interesting results, demonstrated by the growth in turnover, which has risen from €200,000 to €2,700,000 in 5 years.

Both facilities develop 2 different philosophies of tourism: the first is that of the campsite, characterised by spacious and shady pitches, harmoniously arranged, and equipped with electricity and drinking water; this philosophy is designed specifically for tents caravans and campers. The second, which is that of the village, is divided into numerous types of cottages, each of which is carefully designed to guarantee versatile spaces comprising a living room with kitchenette, one to three bedrooms, bathroom with shower, and bathroom facilities; this second concept is characterised by mobile homes and tents of the latest generation.
 
As similar as they may seem in terms of structure and organisation, the two Glamping resorts differ in many aspects, both due to their geographical positioning and their ability to develop different products. The Weekend Glamping Resort, representing project 1.0, has grown and developed over its 30 years of life, starting out as a campsite and turning into a village with top-level services; this shows how, in recent years, there has been a reversal of the trend towards no longer maximising the accommodation capacity in relation to the available surface area. This practice, which is still widespread today, has been the trade mark for the development of campsites not only on Lake Garda, but also in any other area with high tourist flows.
 
In contrast to the market of maximising customers, and following the needs and requests of tourists, we have developed Orlando in Chianti Glamping Resort, which can be defined as project 2.0. Since 2012, it has been able to define its own precise identity and, thanks to the experience gained at the Weekend Glamping Resort, it has immediately set itself at the highest level in terms of the quality of its services, incorporating them in an evocative natural setting and following the GLAMPING philosophy.
 
Il Gabbiano Park Residence
 
Il Gabbiano Park Residence is located in Moniga del Garda, in the province of Brescia, and comprises 50 accommodation units furnished with care and elegance immersed in a 60,000 m² park. Open from March to November, it is the ideal place for those who want to enjoy the mild climate of Lake Garda and for those who love sports; golf lovers, in particular, will be able to take advantage of the best golf courses in northern Italy, located right near the residence.

THE BIRTH OF THE NEW GROUP
 

The year 2018 marks the birth of the new organisation, which has brought a rebranding of the existing facilities and the addition of 3 new resorts; the name of this new group is ‘Vacanze col cuore’, a choice that indicates the passion and love that the van de Loo family, together with all employees, put into enabling guests to enjoy memorable open-air experiences.
 
Our philosophy based on Glamping is applied to all facilities of the group, within which we can identify 3 categories of resorts:
 
  • Il Gabbiano Park Residence, which is configured as a flat and villa rental;
  • the Glamping resorts, structures with a capacity of around 1,000 guests, are equipped with all services and represent the ultimate expression of hospitality. The Weekend Glamping resort, the Orlando in Chianti Glamping resort and the Vallicella Glamping resort fall into this category;
  • the Glamping boutiques are small facilities where guests can find privacy, contact with nature and high quality services in unique settings. Included in this category are the Vacanze Glamping boutique and the Sivinos Glamping boutique (the latter still needs to develop its services to meet our quality standards, so we still call it Sivinos Camping Boutique)
The growth of the group over the years has also led to a considerable increase in personnel. Moreover, the largest part of our international team are young people who have the opportunity to confront different cultures, thus learning from each other. This is certainly the aspect that gratifies us most. Our aim, in the long view, would be to get as far away as possible from the dynamics of seasonal work, rewarding our employees with permanent contracts.
 
Group expansion: the new resorts
 
The Vallicella Glamping Resort is located in Tuscany, more precisely in Scarlino in the province of Grosseto. The campsite, as well as the others acquired between the end of 2018 and the beginning of 2019, underwent significant changes in both structure and organisational management. The former were necessary in order to create a resort that was completely conceived in a Glamping perspective, specifically following the dictates of the group's founder Loek van de Loo, who was personally involved in the realisation of all the work. The campsite is developed in a terraced structure on the hillside at the foot of the town of Scarlino. The site offers 90 glamping tents, 35 mobile homes, 45 bungalows, 23 pitches and the Glamping Collection, an area opened in 2023 with fantastic vintage accommodation. The campsite also has two refreshment areas, a pizzeria, a mini-market, a bar near the swimming pool, a children's playroom and everything necessary to ensure a rich animation programme. The renovation project at the Glamping resort also led to the creation of a water park, a new service that followed the latest trends in the sector. Three swimming pools were therefore created, one classic for free swimming, one for children with a small slide, plus a lagoon with water games themed with the group's mascot Spotty. To frame everything, there are also two waterfalls and the longest permanent water river in Italy. The latter is 130 metres long, following the natural conformation of the terraces that characterise the resort.

The Vacanze Glamping Boutique is located in San Felice del Benaco and is a campsite that, despite its small size, does not renounce all the services dear to our group. There is a bar, a restaurant-pizzeria, a minimarket, a swimming pool for adults, a Spotty-themed children's pool, a jacuzzi, an animation room and everything necessary to entertain the young guests, not forgetting the numerous glamping facilities, such as the latest mobile homes and tents with bathroom. The structure overlooks the Rocca di Manerba and, to allow all guests to admire it from a privileged position, we have set up an equipped relaxation area. The clients who wish to stay at this campsite are partly different from the usual target group we cater for: in addition to families, many couples and groups of friends like to stay here as it is quieter and more immersed in nature than larger campsites.

Sivinos Camping Boutique is located in Manerba del Garda, in the locality known as Punta San Sivino; its position allows our guests direct access to the lake, benefiting from one of the most beautiful beaches in the area. The campsite covers an area of 10,500 square metres and can accommodate up to 260 campers. It comprises pitches overlooking the beach, flats, as well as tents and glamping accommodation. Facilities include a bar with a small restaurant, a minimarket, children's playgrounds, direct access to the beach, a slip for placing boats in the lake, 8 buoys for mooring and beach service.
 
The group continues to grow: openings in 2020
 
The Lago Idro Glamping Boutique is located along the shores of Lake Idro, in the pretty and cosy village of Anfo. The structure is reflected in the waters of the basin and is set in a unique natural setting. Although delineating itself as a small boutique, the Glamping offers all the accommodation and services that have always been dear to our group. In terms of accommodation, the facility offers lodge tents, cottages, and the inevitable lake-view pitches; in terms of services, on the other hand, the offer includes a rich programme of animation, sports activities, a swimming pool with jacuzzi, a market, and the Idro Bistrot Restaurant, which delights guests with traditional local dishes. The Lago Idro Glamping Boutique is the ideal solution for those who want to enjoy an experience in contact with nature, staying in a very evocative but also intimate, cosy and relaxing environment.

We at Vacanze col cuore are the proud owners of the popular Dutch holiday destination Papillon Country Resort. The five-star resort is located in beautiful Twente, more precisely in Denekamp, just a few steps from Germany. The resort covers a very large area and is set in one of the most renowned and beautiful natural settings in the Netherlands. The Papillon Country Resort offers a wide variety of accommodations, such as cottages, bungalows, pitches surrounded by greenery and the exclusive Luxury Glamping accommodation. Also worth highlighting are the many facilities offered, such as animation, playgrounds, swimming pool, swimming pond, fishing pond, market and restaurant. Our resort stands out for the care and attention it pays to its guests, but also for constantly listening to their needs for comfort, privacy, freedom and contact with nature.
 
The grand opening of 2024: the Trasimeno Glamping Resort
 
On 7 July 2024, we opened the Trasimeno Glamping Resort, the ninth structure of our consolidated family business. The 5-star Glamping Resort stretches along the shores of Lake Trasimeno and is located in Sant'Arcangelo di Magione, in the province of Perugia, a land on the border between Umbria and Tuscany that has always fascinated the van de Loo/Scalvini family. The structure, which can accommodate over 1000 guests, covers an area of about 6 hectares and offers an original and modern glamping experience. The Trasimeno Glamping Resort offers various types of accommodation, including mobile homes, lodge and safari tents, pitches, as well as exclusive accommodation of the Glamping Collection. Our proposal also includes many high-level services such as animation, swimming pool, restaurant, market, sports fields, gym and two equipped beaches. The Glamping Resort is the ideal destination for couples who want to explore the wonders of central Italy, but also for families, as it has ample car-free green spaces where children can play in complete safety.

The restaurants are certainly one of the priority aspects for Vacanze col cuore; it is enough to consider the international nature of our guests, but also the high expectations of all those who, during a stay in Italy, expect to taste the best cuisine of the Bel Paese. For this reason, we decided to entrust the catering to a solid partner with great experience in managing food & beverage at open-air and non-open-air resorts. The choice fell on Top Class srl, which, under the guidance of Alessandro Castagnini, has been able to satisfy this need. Alessandro has spent many years managing restaurants, bars and markets in the most renowned Italian campsites and resorts, and has always done so by transmitting his skills to satisfy the transversal requests coming from a clientele that, over the years, has changed a lot; the leader of Top Class, moreover, has gone to embrace the Glamping philosophy, evolving the concept of catering for traditional campsites into a more modern and high-level service. The international team of Top Class, always believing in the guiding concepts of Vacanze col cuore, is made up of willing young people capable of facing the inevitable challenges that are going through this phase of company growth. The care taken in choosing suppliers and raw materials, but also the ability to mix collaborators from different parts of the world, has definitely rewarded Top Class, allowing it to create a team of 160 people who have managed to reach a turnover of 5 million euros.
 

KEY FACTS: TURNOVER, PRESENCE AND NATIONALITY
 

Although based on the great experience of Loek and the van de Loo/Scalvini family, but also on resorts with over 30 years of activity, Vacanze col cuore is to be considered a startup. In 2018, in addition to the establishment of the Management team, the acquisition of 3 new resorts was accompanied by the opening of the new central office. The goal is to create a centralized know-how capable of increasing the size of the group, also through acquisitions and partnerships. All this, without forgetting our main strengths:

2019 saw the first closing of the group's balance sheets, as we know it today, with a turnover in great growth and an opening towards new markets, including the Italian one, which in the past has always been less performing than the Northern European one. The presences at the Vacanze col cuore resorts were 400,000 coming from all over the world; the Dutch and the Germans, especially for Lake Garda, are still the main guests of our facilities. The consolidated turnover of Vacanze col cuore for the year 2024 is €25,000,000, compared, as already anticipated, to 400,000 total presences. Our company, moreover, has given work to 250 collaborators, almost all of whom are under 35 years of age.
 

THE MANAGEMENT TEAM
 

The management team is led by Loek van de Loo. The CEO of Vacanze col cuore is constantly supported by his wife Chicca Scalvini, an essential figure for our group who has a great passion for the world of Glamping. Loek and Chicca, who are always present in decision-making situations, have managed to define a new entity characterized by unique and distinctive elements compared to those developed by competitors. Thanks to their love for the sector, but also to their constant ability to innovate and renew themselves, Vacanze col cuore today establishes itself as a leading company in the open-air tourism sector.
 
Chicca Scalvini, specifically, has always had a very strong bond with the world of camping: she started working in this sector at a very young age, and it was during one of her first experiences as a receptionist that she had the opportunity to meet her husband Loek. She was also the one who inaugurated Il Gabbiano Park Residence back in 1978, managing it with passion and dedication until Vacanze col cuore came on the scene. In addition to helping and supporting Loek in decision-making activities, Chicca today takes care of the furnishings and fittings of all the group's structures: her creative touch and her strong aesthetic sensitivity make our proposals even more unique and refined.
The management team can count on the contribution of 4 other figures, four very valuable resources who, despite dealing with different areas, all collaborate together for the success of the company.
 
Head of Netherlands and Marketing 
 
Alessandro van de Loo was only 23 years old when Loek asked him to manage the Weekend Glamping Resort. The summer season was upon us and Alessandro, who at the time was a student of Business Administration, decided without too much hesitation to accept this role, holding it from 2010 to 2013. Alessandro thus entered the world of Glamping, managing to grasp all the peculiarities and potential of this business. Focusing on his passion for the sector and on the excellent working relationship he had established with his father, in the following years Alessandro had the opportunity to further test himself by managing the operations of some tour operators such as Campingbooking and Vacanceselect/Selectcamp. Then we come to 2018 when, with the birth of the Vacanze col cuore project, Alessandro took on the role of head of the Netherlands. In addition to coordinating the activities of the Papillon Country Resort, since January 2024 Alessandro has held the role of marketing manager: supported by the best collaborators in the sector, he manages the marketing strategies and communication of the group (websites, social media and visual part).
 
Operations manager northern Italy
 
Leonardo van de Loo, who has always been close to the world of camping and tourism, has grown up developing a strong bond with the hospitality sector and the organization of resorts; in fact, since he was very young, he spent his school holidays in contact with the guests of the resorts, experimenting with the operational phases regarding the different accommodation facilities. Today, after many years as manager first of Orlando in Chianti Glamping resort and then of Weekend Glamping resort, he is in charge of the operations relating to the resorts located on Lake Garda, including the Lago Idro Glamping Boutique which was created directly by him. Following in the footsteps of Loek who made him famous for having designed mobile homes and tents capable of meeting the expectations of an increasingly demanding clientele, Leonardo is designing, thanks to the bond with the best manufacturers of open air accommodations, new mobile homes that can be unique and provide a memorable experience to the guests of Vacanze col cuore. In 2024 Leonardo van de Loo received a very special recognition, winning the title of "Best young talent" under 35 in open-air holidays in Europe. The manager from Brescia received this award from ANWB and ADAC, dedicated to all the destinations and personalities of excellence in the open-air world. In particular, van de Loo stood out for his entrepreneurial skills in the Glamping sector, developing new projects that quickly established themselves in the Italian and European panorama.
 
Operations manager central Italy
 
Alessandro Benatelli grew up in Caorle and spent his entire professional career inside the campsites on the Adriatic coast. He started working in the field at the age of 16, and then acquired over his many years of experience the skills necessary to manage a campsite as a manager. Today, however, he takes care of the operations of Vacanze col cuore for central Italy, therefore coordinating all the activities in Tuscany and Umbria. Alessandro has managed to make both Orlando in Chianti Glamping resort and Vallicella Glamping resort flourish from a technical and organizational point of view, bringing a lot of professionalism, great organizational skills and developing a reliable and capable team. Starting in 2024, with the opening of the Trasimeno Glamping Resort, a new challenge as ambitious as it is stimulating has begun for him.
 
CFO and Sales Director
 
Federico Milesi, who today holds the role of administrator of Vacanze col cuore management, a company that manages the group's bookings and sales, has been linked to the van de Loo family for years. Thanks to the support, experience and stimuli provided on a daily basis by Loek, he went on to create and develop, assisted by the best collaborators and partners in the sector, all the systems needed to manage business processes, bookings and contact with guests before, during and after their stay. Starting from January 2024, Federico also holds the role of CFO: his responsibility is to monitor and manage all financial and economic aspects, providing analyses and forecasts that support the company's strategic decisions.
